How ACP façade budgets are built in Mumbai - exposure, FR cores, access and mock-ups explained by Shebi Enterprises.

Mumbai developers and architects often ask for a ballpark rate for ACP cladding before the tender set is frozen. The honest answer is that installed cost is driven by exposure, panel size, fire rating, access and the fixing system - not the catalogue price per square metre alone.

When we prepare estimates, we start from the elevation grid: typical floor height, joint rhythm, corners, soffits and returns. Each of these adds labour minutes and trim pieces. A simple flat field reads cheaper than a busy podium with recesses, louvres and canopy interfaces.

Fire-rated cores (FR) are increasingly specified on high-rise residential and assembly occupancies. FR material costs more than standard PE cores, but the gap is smaller than the cost of a failed inspection or rework. We align with the architect's fire strategy before we lock the BOQ.

Substrate flatness and waterproofing readiness matter. If the RCC is out of plane, shimming and secondary framing add cost. We prefer a joint site survey with the waterproofing contractor before we promise a rate - it prevents surprises at the mock-up stage.

Sealant specification is another silent cost driver. Weathering-grade silicones from reputable brands cost more than generic products, but they determine warranty eligibility and long-term colour stability on Mumbai's UV-plus-monsoon cycle.

Logistics in dense areas means smaller lifts and night deliveries. That affects panel size selection: oversized panels might save joints aesthetically but can become impossible to swing into place without crane hire - which is a line item clients sometimes forget.

We publish ranges only after drawings exist because unit rates without context mislead everyone. A useful budgeting exercise is to split the envelope into field panels, corners, soffits and special flashings, then apply different productivity factors to each band.

Mock-ups are not optional on quality-driven projects. A 10–12 m² mock-up on structure lets us prove anchor pull-out, sealant bite and colour harmony with glass and stone neighbours. The mock-up cost is recovered by avoiding ad-hoc fixes at height later.

Maintenance access should be thought through at tender stage. If inspection hatches are omitted, future sealant repairs require expensive rope access. We flag these items early so the client can decide consciously.
